Naomi Place Property Manager

 Job Summary

  • Regular inspection of property, common areas and storage rooms of both buildings. Report any issues daily.
  • Community neighborhood walking rounds as needed. 3-6 per day and report any issues found.
  • Weekly Maintenance Lists. 
  • Weekly Pest control Lists. 
  • Use database for maintenance as well as maintenance folders to prioritize repairs for payment of emergency repairs. Ensure both maintenance and file folder system is being used.
  • Graffiti both outside and inside need to be removed daily. Ensure appropriate paint on hand at all times
  • Check and maintain order of storage rooms.
  • Ensure building is up to fire code and tags are not expired, report to Senior Property Manager, Matt, with any deficiencies.
  • Oversee and complete all room turnover when residents move out.
  • Oversee any garbage removal needed (beds, fridges, etc.) and coordinate with Michael for weekly pick ups.
  • Supervise landscaping. Complete needed maintenance as required between landscape company visits including grass mow, weed removal, gutter checks and leaf removal. Report any issues to Senior Property Manager, Matt.
  • Complete minor routine maintenance as needed between scheduled maintenance days, including building paint touch up, fence washing, and general repairs.
  • Participate in routine maintenance and janitorial tasks as needed.
  • Assist with weekly/monthly building warranty requirements with assistance of PM
  • Ensure building cleanliness with daily tasks including but not limited to, sweeping, mopping, cleaning windows, wiping walls and doors where needed.
